Buying your first home is a really exciting time for most of us. You will have had to save hard for a down payment and now is the time to actually look for a home. First of all the realtor will want to meet with you to discuss what sort of home you want to buy and what your budget is and the area you want it to be in. The realtor will also explain that you also need money for closing costs – for the lawyer, for example and the commission for the realtor and this must factor in with the amount you will have at your disposal.
The realtor will send you listings via email of houses in the area you want that meet your specifications. If you want to see some of these, he will accompany you to these homes and explain certain aspects of the home and what that means – such as a wood burning fireplace which, if used, needs to have the chimney regularly looked at to make sure all the toxins are expelled. He might see that the furnace is old and should probably be replaced so that would add to the cost of the home. He will also know where the good schools are and how far away they are and where the local shops are and the transit, for example.
Usually you will find a home that’s just right and want to make an offer on it. He will walk you through the process. He will also do his homework and find out comparable homes in the neighborhood and what they have sold for so you can make an appropriate offer. He will handle all the negotiations with the seller’s agent.
Most importantly he will go through the contract with you before you submit the offer. He will advise you what the clauses are for and if there are any clauses he would recommend be added. Realtors are experts in their field and it’s wise to have them working for you. For example, a home inspection clause is very important. This way if the house has any problems, the home inspector will find them. Then you can ask the seller to either rectify the problem or go down in price.
